The iconic Elcano office building is located on Severo Ochoa street in Las Rozas (Madrid).
Designed by architect Julio Cano Lasso in 1992, “Elcano” has a surface area of about 22,000 m².

WELL Core and BREEAM ES In Use certifications
After its acquisition by Barings Real Estate, the current owner decided to implement the BREEAM ES In Use sustainability standard in the building. Additionally, given that a refurbishment project was planned, it was also decided to implement and certify the property according to the WELL Core v2 Pilot standard, focused on health and wellbeing.
Both the BREEAM ES In Use certification, aimed at the sustainability of the property as well as the wellbeing and health of its occupants, and the WELL Core v2 Pilot certification, specifically focused on wellbeing and health, add additional value to the property.
Our bespoke service
Ineria Management advised Barings on its strategy and provided comprehensive consultancy for both certifications, including preliminary assessment, consultancy during the project and execution phases, WELL pre-testing, management of certification with the IWBI (International Well Building Institute), support in the implementation of improvements, and the BREEAM certification audit and report.
During the design and execution phases, we worked closely with the design and construction teams to ensure that the sustainability, health and wellbeing requirements established by the BREEAM ES In Use and WELL Core standards were met.
The building achieved BREEAM ES In Use certification (certificate part 1, Very Good) on 5/8/2022.
In addition, we are managing the WELL Core v2 Pilot certification, which is currently in the documentation phase.
