With 15 office floors and a three-level podium dedicated to common spaces, including a gym, café, and lobby, this building not only provides a modern and efficient work environment but also sets new standards in responsible construction.
Project Vision
From its inception, the Torre Méndez Álvaro project was conceived with an ambitious goal: to develop a state-of-the-art office building fully aligned with the best international practices in sustainability and energy efficiency.
The commitment to ESG criteria (environmental, social, and governance) and the need to integrate sustainability at every stage of the project set a demanding approach from the outset.
The partnership between Ineria and Acix Energía
The achievement of LEED Platinum certification was made possible through the strategic collaboration between ACIX and Ineria Management.
ACIX led the project’s engineering, applying innovative solutions for energy efficiency, resource optimization, and improvement of indoor environmental quality.
Meanwhile, Ineria Management coordinated and oversaw the entire LEED certification process, working closely with the architectural teams, LAMELA, acoustic consultants, ACUSMATIC, lighting specialists, as well as the various construction companies involved in different phases of the project over more than five years.
This alliance of technical expertise, shared vision, and specialized management was key to achieving the highest level of certification.
Results and Key Achievements
Throughout the certification process of Torre Méndez Álvaro, various strategies were implemented that, in addition to meeting the requirements of sustainability, exceeded the expectations in terms of energy efficiency, resource management, and indoor air quality.
These achievements not only contributed at achievement LEED Platinum Certification, but also stablished a new benchmark in responsible and sustainable construction.
- Advanced energy efficiency strategies: implementation of active and passive systems to reduce energy consumption, maximizing operational performance.
- Sustainable water management: rainwater harvesting for irrigation, optimization of cooling tower cycles through specific treatment, and use of low-consumption faucets and sanitary fixtures.
- Calidad del ambiente interior: incorporación de materiales de bajas emisiones, sistemas de control de calidad del aire y un diseño acústico pensado para ofrecer un entorno saludable, confortable y productivo.
Overcoming challenges and achieving excellence
One of the major challenges of the project was ensuring the integration of the stringent LEED requirements throughout the entire design and execution process, in a complex and long-duration project.
Thanks to effective coordination, flexibility in adapting to changes, and the constant commitment of the teams, Torre Méndez Álvaro now stands as an iconic building in Madrid, setting a new benchmark for sustainable office developments.
The partnership between ACIX and Ineria Management demonstrates that the collaboration of expert, committed, and strategically aligned teams can transform sustainability into a real and tangible advantage.
