In Spain, the real estate sector generates 30% of energy consumption and is responsible for 35% of CO2 emissions.
Considering that emission neutrality and energy efficiency are key to address the challenges related to climate change and the sector’s carbon footprint, Culmia and the consultancy Piece of Me have developed the report “Macrotrends around housing 2023-2030”.

What will sustainable housing of the future look like?

A look at the report “Macrotrends in housing 2023-2030”.

Demand for natural materials will increase

New ways of building sustainable housing are emerging, with the aim of achieving energy independence.
As a result, novel materials are emerging that could be used in the near future in building construction.
Examples of these materials are plastic made from CO2 emissions and solar glass. In addition to these trends, bioconstruction and the use of new natural materials in housing construction, such as wool, wood, wool bricks, hemp and mycelium insulation, are also emerging.  Smart homes The home will gain autonomy and the ability to learn from the routines of its inhabitants, enabling it to adapt to the habits and preferences of its users, as well as to external influences, thus minimizing unnecessary expenses.
In this context, technological solutions will emerge to promote sustainability, well-being, security and comfort in social interaction and remote work.
In addition, the implementation of technology will contribute to increasing the efficiency of buildings.

Interiorizing the exterior

There will be a demand from the user that the environment of the house be greener, healthier and quieter to facilitate the connection of the interior with this naturalized exterior.

Homogenization of spaces

The spaces will be designed to reduce hierarchies with respect to size, light or ventilation, which will provide flexibility to the house throughout its life cycle.

Health care

We spend 90% of our time in enclosed spaces, so it is very important to take into account the requirements related to health in housing, such as ventilation, exposure to sunlight, the presence of outdoor spaces, among others.
Nowadays there are regulations and certifications based on healthy architecture with an impact on materials and spaces.
WELL certification, for example, makes it possible to identify, measure and monitor the characteristics of built spaces that have an impact on the health and well-being of the occupants.

Green Consciousness

Sustainability is increasingly influencing every aspect of housing, such as materials, location, technology, etc.
This is seen in the behavior of buyers, where 50% of them are willing to invest a higher cost for a sustainable home.

Housing of the future and the well-being of its inhabitants

Trends point to a future where sustainable housing will not only be environmentally friendly, but will also promote the well-being and health of its inhabitants, integrating advanced technologies and smart solutions to create more efficient and environmentally conscious living environments.
At Ineria Management, we firmly believe that sustainable housing is the way forward for a livable and environmentally friendly future. Our commitment to WELL certification consulting and other sustainable building practices reflects our dedication to creating homes that are not only physical structures, but also havens of health, comfort and ecological awareness.

As we move into the 2030s, we anticipate these trends to take root as the norm in the construction industry.
We are excited to play an active role in this shift toward a more sustainable and healthy future for all.
