The Castellana 77 office building obtains the LEED® sustainability certification with the “Platinum” category, the maximum granted by the organization USGBC

The Castellana 77 office building, in Madrid, owned by the GMP Group, has obtained the LEED® Core & Shell sustainability certification, in its highest category, “Platinum”, which recognizes the best practices and sustainability standards in the market. Ineria Management has been the consulting company that has managed and advised the entire LEED certification process since the beginning of the project.
Located on the Paseo de la Castellana in Madrid, in the Azca financial center, it is a project of major renovation of the officce building with a total of 21,000 m2 divided into 5 basement floors, a semi-basement, ground floor and 17 floors above ground.
Some of the most notable sustainability features, which have been recognized by the USGBC (United States Green Building Council), are the following:
• LOCATION: It guarantees a wide range of alternative transport solutions: several means of public transport, parking for bicycles, charging stations for electric vehicles and preferred places for low emission vehicles.
• WATER: The building achieves a reduction of 49% in drinking water consumption compared to the standard scenario by incorporating efficient sanitary appliances and native vegetation with very low water demand.
• NATURAL LIGHTING: It has access to natural lighting and exterior views for 95% of the occupants of the office floors.
• ENERGY EFFICIENCY: Its façade has slats for solar protection on a high-performance curtain wall, and facilities management and control systems optimize energy demand by maximizing the thermal and lighting comfort of the occupants.
• QUALITY OF THE INTERIOR ENVIRONMENT: The air conditioning system is based on cold beams, a system that allows the exclusive impulsion of outside air without recirculation, with a minimum thermal jump and imperceptible acoustic impact, optimizing the interior environmental quality.
• SUSTAINABILITY AWARENESS AND GOOD PRACTICES: The project has involved the reuse of existing architectural elements, the recovery of 95% of the construction and demolition waste produced on the site, the majority use of recycled materials, produced locally and with certified sustainable woods.
LEED® (Leadership in Energy efficiency and Environmental Design) is the most widely implemented international system of sustainability and high efficiency in building. Developed by the US Green Building Council (USGBC), is characterized by providing an assessment of the sustainability of the building according to 6 main categories, subdivided into credits.
